Real Estate & PropTech in the GCC
Real estate is a defining part of the Gulf economy, and a layer of property and construction technology has grown alongside it. This page describes the sector and its technology for founders and investors, not a property offering.
What this covers in the GCC
Real estate and proptech in the GCC spans property technology, development, construction technology, facilities management and smart buildings. On these pages the focus is the sector and its technology layer, the software and services that transact, build, operate and manage property more efficiently, rather than any specific property investment.
It is worth being clear about scope. Property and real estate investment trust offerings themselves fall under separate property crowdfunding regulation and are a later phase for the platform. This page therefore describes proptech and real estate related businesses as a sector, and does not describe or contain a property offering. That distinction is deliberate and is stated as at July 2026, subject to confirmation with counsel.
How capital forms here
For the technology and services side of the sector, capital usually forms as equity. Proptech, construction technology and facilities platforms raise against adoption, recurring revenue and unit economics, in the same way as other software and services businesses. On a regulated platform, a raise is generally arranged as a private placement to eligible investors, frequently through a special purpose vehicle.
SoukRaise verifies the claims that matter, such as revenue, contracts and product capability, through diligence before they are shown, rather than relying on issuer description. The platform maintains the cap table and data room and runs escrow and settlement within the raise. Property and trust offerings, when introduced, would follow the separate regulatory route noted above. Regulatory treatment is described here as at July 2026, subject to confirmation with counsel.
